Rental Income Tax Calculator

Rental income from a Canadian property must be reported on your personal tax return (unless owned through a corporation). The good news is that CRA allows you to deduct a wide range of expenses against that income: mortgage interest, property taxes, insurance, repairs and maintenance, property management fees, advertising, and a portion of utilities you pay on behalf of tenants. You can also claim Capital Cost Allowance (CCA) on the building, though recapture rules apply on disposition. This calculator takes your rental revenue, each category of deductible expense, and your province and shows your net rental income, the tax owed on it, and your after-tax cash flow. It is designed for residential rental properties owned by individuals.
